On Oct. 9, The Ratkovich Company presented The Villages at The Alhambra (The Villages) at a City Council meeting. The Villages is the final phase of the vision that The Ratkovich Company set out to achieve when first acquiring The Alhambra nearly 20 years ago — to make the campus a truly Live, Work, Play development, an “Urban Community,” as it is named.
“While I was spending the first 10 years of my life in Alhambra, Southern California was the land of separated uses that were connected by the automobile,” Wayne Ratkovich said in his opening remarks to the City Council,“There are simply too many of us here now for that separation to continue.” The Villages seeks to bring uses closer together by promoting walkability and getting people out of their cars. Another important goal is to provide housing in a region and state that is significantly at a deficit when it comes to number of units and homes for its people to live.
The Villages development is planned to be phased over approximately10 years and will consist of 1,061 condominiums, townhouses, and apartments. Situated on a 38.38 acres, 20.61 acres of parking lot and warehouse buildings will be transformed into a new neighborhood in Alhambra. The existing 923,290 square feet of office space are already home to regional tenants, such as County of Los Angeles, Eastern Los Angeles Regional Center, and USC. An LA Fitness is also part of the existing campus that will continue to thrive.
The project will undergo an Environmental Impact Report (EIR) study that takes several months to analyze various impacts to the land, community, and local resources. There was a Community Scoping Meeting Oct. 19 in which all of the consultants and project representatives attended to provide information to the community. The scoping meeting was the first of many meetings that will take place to keep the community informed and engaged throughout the process of entitling the project for development.
